How Thermal Imaging Detects Leaks

Thermal imaging cameras detect infrared radiation (heat) emitted by objects. When moisture is present in building materials, it changes the thermal properties of those materials, creating temperature differences that our cameras can detect.

Water causes evaporative cooling, making wet areas appear cooler than surrounding dry areas. This temperature difference, invisible to the naked eye, shows up clearly on our thermal images as distinct color patterns.
